Around the industry, these inspectors are often referred to as “pump jockeys” — because the inspection itself becomes secondary to simply selling testing.
As Long Island Mold Guy, I believe this approach can be a major disservice to homeowners. If a homeowner says, “Just test this room,” but no one evaluates the attic, basement, crawl space, HVAC system, exterior drainage, ventilation, moisture conditions, or surrounding areas of the home, then the rest of the property is simply being left to chance.

Every inspection begins with a conversation. Before any testing is even discussed, I spend time speaking directly with the homeowner and any occupants — then evaluate the home as a complete indoor environment, not just one isolated room.

Inspection Before Testing
Testing without proper inspection context can often create more confusion than answers. Air samples and surface testing can certainly be useful tools when utilized appropriately, but testing should support the findings of a detailed inspection — not replace one.
Once the inspection is completed, I discuss my findings directly with the homeowner, and together we determine whether testing is actually necessary or beneficial based on what was discovered.
My job is not to sell unnecessary samples. My job is to properly inspect the home, identify concerns, and provide honest guidance backed by decades of real-world field experience.
